available.  Minimum of 6 months lease for covered berths

We do not accept anyone for lease until such time as the lease application has been completed and reviewed and approved.  This process takes several days so do not  bring your RV onsite until you have a signed lease with deposit accepted.   For RV sites, monthly rates range from $475 to $575 (based on annual lease for vacation use) depending on the site size and location and the number of people on the lease and the length of lease.   Note that only a portion of our RV sites are available for annual lease.  The rest are used for daily or weekly rental sites.  If interested in leasing an RV site, here's the steps:

STEP BY STEP PROCESS FOR LEASE OF RV SITE:

1. Fill out the lease request form  We will email you or call you to arrange a time for you to visit to see the available sites.
2.  Arrange to come visit to see sites available, and pick up a lease/credit application and lease copy.
3.  Complete the credit application for each adult to be listed on the lease, and pay $40 credit application fee, per adult.  Lease application can be dropped off at the office, or emailed to park owner (Nicky) who is the only person who is authorized to review and approve leases.  You can pay for credit check by credit card or mail us a check or bring it in.
4.  You will be notified when approved for lease, so that the lease can be filled out and signed BEFORE the lease starts.
5.  Once all paperwork is completed, then the RV can come onsite to be set in the leased site.

ANNUAL LEASE RATES:  Prices quoted are averaged "per month" land lease fees based on annual lease agreement, for site use by up to 2 people, and includes water and sewer hook-up, one parking permit for vehicle while onsite,  and use of 20' of dock space only when leaseholder is onsite.   Example rates:  $550 base rental rate, plus $35 electrical plus $25 garbage equals $610 per month based on annual lease agreement and payment, for use as a vacation home, not primary residence.  However, note that leaseholders pay for leases on annaul or bi-annual basis, or can request to pay quarterly and cover the quarterly billing fee.  Extra charges for additional people on the lease, to cover our extra park utility costs.  Electrical and garbage charged separately, based upon your use.  We do allow living onsite, but that has to be defined in advance via the lease application, and the rates are higher due to the extra use of our infrastructure systems of well, septics and electric.  Additional monthly fees are based upon the number of persons that would be living onsite. 
Short term lease: 
SHORT TERM LEASE RATES: For reservations of 8 weeks or less, the daily rate as shown in the reservation system is charged.  For stays of more than 8 weeks up to 16 weeks, we can offer a discount on the daily rate of the RV sites for people planning to live onsite and work in the area for a short time.  RV site short term live onsite is $50 per night for 2 persons, 1 vehicle.  Your RV must be in good condition for these extended stays.  For rental of a cottage such as a studio or loft unit for 8 weeks to 16 weeks, please use the lease request form linked above.

Short term lease rates shown below are an example, and do not necessarily reflect availability or final cost since our leaseholders tend to add extra items like covered dock space or extra people on lease:

 


SHORT TERM RV SITE LEASES AT SNUG HARBOR, COMPARED TO ANNUAL LEASE RATES
(Subject to site availability, lease application, security deposit.  Minimum 2 consecutive months lease, all paid up front, 2 persons on lease.  Rates below are estimates and are subject to change without notice until such time as there is a signed lease in effect)  No summer-only leases available.  If you want to stay for several weeks or a month during the summer months use the online reservation system to book the site.  If you want to stay for 5 to 12 weeks during summer months, we will discount the daily rate of the RV site if you fill out the lease request form so we will know who to contact.  This is an option that persons working in the area for a short time might wish to use.  Below rates are examples of lease costa for a 6 months or more lease:

$1000 security deposit is required at start of lease, and fully refunded at end of lease as long as leaseholder leaves site in same condition as when lease started.

Note that ANNUAL LEASES cost between $500 to $675 per month, for vacation use.  If you are interested in living onsite, add $150 per person per month, plus utilities based on use.  We only accept a limited number of persons living onsite due to newer state codes and restrictions imposed as part of the overall water wars of California and the USA.

May through October are our prime months.  If we have an open site, and someone wants to try a lease for 4-5 months that includes the summer months, the short term lease rates apply.  For example,  a lease of a site for vacation use for June, July, August and September would be $5500.  It makes much more sense to go for the annual lease!

 

Facts on leasing your ideal Vacation "Home" setting at Snug Harbor:   Snug Harbor's offers annual lease packages we call our "Vacation Village" plan.  Our leases give dedicated Delta fans the opportunity to enjoy a waterfront RV site with full hookups and use of dock space for year round family vacations.  Store the RV on its site, and come out week ends or extended holidays.  Most of our leaseholders are vacation use, but we do accept a limited number of live-onsite leaseholders.  Or, if you want to rent for just a few months, we can do that too!  However, annual leases are the best value package we offer.

Included in RV site basic lease:
*2 persons, 1 RV, 1 Vehicle parking permit included in basic lease costNon-aggressive quiet pets included, up to 2 per site.  (includes RV storage on a specific site and staying onsite up to 60 days per year)
* Large waterfront site with water & sewer hookups: 50 AMP Electric billed separately, based on use
* 20 feet of open dock space for your ski or fishing boat available only while staying in the RV-onsite boat and trailer storage available for small storage fee.
* Use of privately-owned and gated family and pet friendly RV resort, including use of boat launch for 1 boat, sandy swim beach, clubhouse tent area, bathrooms with hot showers.
* site comes with use of picnic table
* 6 free non-cummulative guest days per month-so you can invite friends and family to visit with you!
* Once a month, non-cummulative, let your family use your RV while you are not there-ask us for the details on this new lease term.

*Can live onsite, subject to lease terms, for additional lease fees and security deposit. However, note that we are in a flood zone so leaseholders who live onsite must have alternate location to reside if there is a flood in our area.
*Electric metered, additional fee based on use *** PGE raised our "time of use" rates so as of 2014 electrical has gone up per KW
*Access to WIFI (browser-based wireless internet) available onsite at most sites but there is an additional charge by an independent company.  You can also arrange for a land line for telephone or internet from Frontier Communications but we know from experience the company does not provide good enough internet service.  Your third option for internet access is if you have one of those "hot spot" capable-phones.  ATT cell service works well here.
