YES, we expect to have waterfront annual RV sites available for lease for 2022, or for fall 2021 we can give discounts for extended stays of at least 9 weeks, for those working in the area on a temporary basis.  This is a private, gated property.

We are not accepting any new annual leases for 2021.  We will consider month-to-month agreements, subject to available sites on Snug Cove and/or water view pull through RV sites.  Summer month-to-month rates are substantially higher than the average for annual leases.  For 2022 leases please contact us in early October to be put on a wait list for a waterfront site on Steamboat Slough.

1.  You are welcome to fill out the Lease Enquiry form, which we use to be able to discuss current rates based upon your family needs.  Note that we can not quote rates or answer questions until the 2022 rates have been determined, and until we have received the form information.

2.  Which waterfront sites will be available in 2022 will be determined closer to the end of 2021, as usually some existing leaseholders decide to relocate elsewhere, or request lease of an alternate site within the park. YES! Park Model RVs actually move to different sites during the winter months!!!  We call it "musical RV's".

3.  Once we have determined which sites are available, and the lease rates for 2022, we will contact existing leaseholders, then persons on the wait list.   Potential new leaseholders will need to complete a full credit application ... 4.  Only when your lease application is returned and approved, will we confirm the specific site, as we do not "hold" sites for future leases.  Annual leases usually start January 1 and end December 31 of each year, and include use of the facility ONLY for the persons named on the lease agreement. See rates posted at office, or scroll down for example rates for 2021.  Note these are VACATION USE RV sites, not live-onsite leases.  Once the covid-19 situation resolves we will again consider live-onsite leases.

5.  Per lease terms, leaseholders can not sublease the RV to others, or advertize for "vacation rental", even for a week end.  Leaseholders are required to arrange in advance for guests, and pay for vehicle parking of the guests.

The chart below can be used to estimate costs of an ANNUAL lease paid up front. 
Note that your lease rates do NOT include the cost of visitors coming onsite, nor the cost of use of dock space, added boats on trailer onsite or added vehicles.  Those rates are defined in the lease agreement.
 

RV SITE ANNUAL LEASE-FULL HOOKUPS, PAID IN FULL AT START OF JANUARY

Lease application must be approved, and lease signed prior to arrival.  $1000 to $3,000 security deposit required, and full lease payment paid at beginning of lease.  Payment by check, cashiers check or bank transfer.  To the right and below are ESTIMATED costs.  (Click on the graphics to see full size versions)   If you add persons, vehicles, boats, boat trailer storage there will be additional charges. 

It is assumed you have an RV in "like new" or very good condition, which you will store on the site.  We also accept park model RVs and on occasion have a park model for sale onsite

EXAMPLE OF 2021 LEASE COSTS:

 

Site base rate includes 2 persons, 1 RV, 1 vehicle on the lease.  Vacation use base rates start at $700-$900 per month for a year round lease, paid up front, depending on the location of the site.   Plus electric, propane, garbage.  Base rate doe not include cost of additional persons coming onsite, except for what is stated in lease agreement for guest use days.

Add $200 to $250 per person if planning to live onsite as personal residence, to cover our extra water and septic costs.

2022 planned lease updates:
PKR rule:  Pets found repeatedly off leash will be cause for banning the pet from coming onsite
MYS rule:  Repeat incidents of parking in other leaseholder sites, or parking anywhere onsite that blocks boat trailer access will be cause for banning those cars, trucks, boats and trailers from coming onsite again, plus "last minute" fees shall be charged to leaseholder.  Repeat incidents can also subject leaseholder to eviction, with the requirement that RV be moved offsite, per lease terms.
Dock use:  Annual RV site leases will have an option to inclued annual dock space lease.  No jet ski floats are allowed to be added to less-than-annual leases.  Lease rates for less that annual use of dock space will be subject to availability, or leaseholders bringing boats and pwc onsite shall pay the daily rates as posted in office and online.

**Includes estimated electric and garbage based on use.  Possible extra costs include rental of covered or open berths, extra persons on lease, boat trailer storage.  We do not accept pitt bull or pitt bull mix breeds onsite, nor any aggressive or excessively noisy pets.  Proof of pet vaccinations are required prior to bringing pet onsite.
